Cecil County, Maryland
Selling a house as-is in Cecil County, Maryland
Some houses need more work than the owner wants to take on: an old roof, a tired kitchen, a well or septic system that needs attention, or a home that’s been empty for a while. Selling as-is means you sell the home in its current condition and don’t make repairs first. Here is how that works in Cecil County (Elkton, North East, Rising Sun, Perryville, Chesapeake City and the towns around them).
What "as-is" means in Maryland
As-is means you don’t agree to make repairs. It doesn’t mean you can hide problems. Maryland sellers of most homes give the buyer either a property condition disclosure or a disclaimer statement (Real Property §10-702). Even with the disclaimer, a seller must disclose latent defects they actually know about that a careful visual inspection wouldn’t reveal and that pose a direct threat to health or safety.
Buyers usually still inspect. On an as-is sale the inspection helps them decide whether to go ahead, not to ask you for repairs.
Things that come up in Cecil County homes
- Well and septic. Many homes outside the towns use a private well and septic system. We didn’t find a Cecil County rule requiring a water or septic test at every sale, but buyers and lenders often ask for them, and septic inspections must be done by an inspector licensed by the state.
- Older homes. Homes built before 1978 may have lead paint. Buyers get the federal lead disclosure.
- Flood zones near the Chesapeake, the Elk River and the Susquehanna. Flood insurance can affect what buyers pay.
Your selling options
| As-is cash sale | As-is listing on the market | Fix, then list | |
|---|---|---|---|
| Repairs | None | None | You pay for them |
| Buyer financing | Cash | Cash, or loans if the home qualifies | Any |
| Time to close | Often weeks | Depends on the market | Longest |
| Price | Lowest | Middle | Usually highest |
Not sure which fits? We’ll price the home both ways: as it is today, and what it might bring after repairs. See cash vs. listing for how to compare offers.
Costs to plan for
- Maryland’s state transfer tax plus county transfer and recordation taxes (rates vary by county; who pays is set in the sale contract, and they are often split).
- Your mortgage payoff and your share of property taxes are settled at closing.
Frequently asked questions
Do I have to clean out the house?
Not for many cash buyers. For a market listing, a clean, empty home usually shows better.
Will a buyer’s loan go through on a house that needs work?
Some loans require the home to meet condition standards. Cash buyers and renovation loans are the usual route for homes that need major work.
