Fix first, or sell as-is?

Repairs pay off when they add more value than they cost and you have the time and cash to manage them. They often don’t pay off for big-ticket items buyers price in anyway.

RepairOften worth doing first?
Paint, deep clean, small fixesUsually yes, low cost and big first impression
Flooring in main roomsSometimes
Roof, HVAC, foundation, electricalOften no. Buyers price these in, and a cash buyer will take them on
Full kitchen or bath remodelRarely, unless the numbers clearly work

Maryland disclosure

Maryland sellers give the buyer, on the state form, either a property condition disclosure or a disclaimer that the home is sold as-is. Even with a disclaimer, you must disclose latent defects you actually know about that a careful visual inspection wouldn’t reveal and that would pose a direct threat to health or safety (Maryland Real Property §10-702). Homes built before 1978 have lead-paint disclosure rules too.

Two numbers, side by side

For your address we’ll show:

  1. Market value after light prep, with commissions and closing costs taken out, including Maryland’s state transfer tax plus county transfer and recordation taxes (rates vary by county; who pays is set in the sale contract, and they are often split).
  2. An as-is cash estimate, with no repairs and no showings.

Then you can see what the repairs are really worth to you.

Frequently asked questions

Will buyers’ lenders approve a house that needs work?

Some loans require certain repairs. Cash buyers and renovation loans don’t have the same limits.

Do I need to fix code violations before selling?

Not always, but they must be disclosed, and some need to be resolved at closing. Your settlement company will check.

How long does an as-is sale take?

Often a few weeks, once the title is clear.
