How we sell
How we sell your home
Here is our process from the first visit to settlement day, so you know what happens at each step and why.
1. Pricing from real comparable sales
We start with a comparative market analysis. We look at recent sales of homes like yours, what is for sale now, and what didn’t sell. Then we adjust for size, condition, updates and lot, and show you the reasons. You also get an estimated net sheet, so you see what you could walk away with before you list.
2. Getting the home ready
We walk through the home with you and give you a short, simple prep list. Some items are worth doing, and some aren’t worth the money. We tell you which is which.
3. Professional photos
Most buyers see your home online first. We schedule professional photos so the first look is a good one, and we use as many photos as each site allows.
4. Marketing where buyers look
- Bright MLS, which shares the listing with agents and the major home search sites
- A dedicated listing page on go.thekeygroupus.com with the full photo gallery, details and a tour request form
- Social media posts across our pages, with a link to the listing page
- Open houses when they fit your plans
Every listing is marketed with fair housing in mind. We describe the home and the area, never who should live there.
5. Showings through ShowingTime
Buyers’ agents request showings through ShowingTime. You approve the times that work for you from your phone, and we share feedback from showings as it comes in.
6. Reviewing offers
When offers come in, we lay them out side by side. Price is only one part. We compare the financing, the down payment, contingencies, the settlement date and the seller costs, and we show your estimated net for each. Then we negotiate for you.
7. Inspection, appraisal and settlement
After you accept an offer, we keep track of every deadline: the inspection, any repair talks, the appraisal and the buyer’s loan approval. In Delaware, a settlement attorney handles the closing. We stay in touch with everyone so settlement day is calm, and you hand over the keys.
Start with your home’s value
The first step is a free comparative market analysis. It costs nothing and you are under no obligation.
