Pricing a home in Salisbury
Salisbury is the county seat of Wicomico County and the largest city on Maryland’s Eastern Shore, at the head of the Wicomico River. Downtown and the streets around it have older homes, some in historic areas. Beyond them are neighborhoods built over many decades, townhome and apartment communities, and newer subdivisions toward the edges of the city and into the county.
US-13 and US-50 meet here, and the Salisbury Bypass carries through traffic around downtown. US-50 leads east to Ocean City and west toward the Bay Bridge, and US-13 runs north toward Delmar and Delaware. Salisbury University, Perdue Farms’ headquarters, the Salisbury Zoo in City Park and Riverwalk Park along the river are places buyers ask about.
Salisbury is a larger market than most Eastern Shore towns, so conditions differ between neighborhoods near downtown, near the university and out toward the bypass. Many homes near the university are also popular as rentals, so we look at how a home compares for both owner and investor buyers. We compare your home with recent sales on nearby streets, adjust for size, condition, updates and lot, and explain each step in writing.
Tell us about your updates, such as a new roof, replaced windows or an updated kitchen, and anything that still needs work. If the home is rented now, let us know the lease dates so we can plan around them. You get the analysis free and with no obligation to list.

What you get
- A comparative market analysis. Recent sales of homes like yours, side by side, with what makes each one more or less like your home.
- A price range with reasons. Each adjustment for size, condition, updates and lot is explained. No automated number and no guesswork.
- What helps and what doesn’t. Which updates are worth doing before a sale, and which ones to skip.
- Your estimated net. If you are thinking of selling, a simple sheet of what you could walk away with after costs.
A local agent prepares it, not a website algorithm. Online estimates can’t see your kitchen, your new roof or the busy road behind the house. We can, and we explain how each one changes the picture.
