Magnolia is a small town in Kent County, Delaware, south of Dover, in a part of the county that is mostly farmland and small residential neighborhoods. The town itself is quiet, with older homes along its few streets and newer houses on the surrounding roads.

US-13 runs near town and Route 1 is a short drive to the east, so Dover is a few minutes north and Milford a short drive south. Wilmington and Philadelphia are a straightforward drive north on Route 1, and the Delaware beaches are reached by continuing south and east. Dover Air Force Base is close.

The countryside is a big part of living here. Killens Pond State Park, with its pond, trails and campgrounds, is a short drive away, and the Delaware Bay shoreline and Bombay Hook National Wildlife Refuge are a drive to the northeast. Groceries, restaurants and services are in Dover, Camden and Felton, and Dover Mall is the closest large shopping area.

Housing includes older homes in town, single-family houses on larger lots, and newer houses in the surrounding area. Many outlying properties use a well and septic system, so we confirm utilities, taxes and fees for each address.
